Goal is to use leverage, to make larger than normal capital gains be it cash flow or future appreciation, with managed risk.What is your goal, for which debt ("leverage" in your words), helps achieve?This might sound little different from the norm, but I feel I have no financial leverage at the moment and would like to use some to make myself more gainful financially, if possible.
- Let's assume:
- One is financially prepared for retirement savings (maxing out accounts for decade+)
- Saving a decent amount in taxable brokerage
- eligible for pension in next decade
- Has no debt
- So far, decent income and cashflow after all expenses and savings
- Has somewhat ok job security (pubsec jobs)
- Have experience (not handy) in managing rentals for 10+years.
- Have $250k cash to invest
- Can assume calculated risk
What are some best ways to use my high credit rating and income to get leverage to be more gainful over the long term?
- SFR Rental properties? – at current pricing, they are cashflow negative, but probably will become positive in 5+ years. - is that a good idea?
- Look for NNN commercial properties? - Zero experience – need lots of research.
- Can I get leverage/loans for investing in RE syndications? - is that even a good idea?
Any other ways, I can take advantage of my credit and be more gainful in the long term?
Do you, or a family member, have previous RE experience?
If you want to invest in RE, go for it. Be sure to educate yourself prior to "levering up" and keep your eyes open during the journey.
Remember that cash is king, all the time.
